We are Uber & Lyft friendly and have on-site parking for 200+ vehicles.
We offer two full commercial prep kitchen spaces (stainless tables, warming ovens, refrigeration, freezers) and are within 3 miles of several Chefs and Restaurants insuring the best of quality food for your event.
We offer unique opportunities with our facilities to allow your event to be made unique to match your vision.

Many people do not think to look or ask but Ivey Manor offers an abundance of bathroom facilities, including a private bathroom in both the Groom (even has a shower) and Bridal suites.

What are the venue’s special features?
There are almost too many to name, but here are a few... Convenient location, with easy access from Aggieland Expressway TX 249. Ample parking, multiple facilities allowing for small or large inside and/or outside events. Historic timber frames from 1800's relocated from PA and incorporated into the property, covered walking bridge, waterfall, two running creeks and an amazing eco system allowing for multiple picturesque back drops. Two commercial prep kitchens equipped with freezers, refrigeration, prep tables, warming cabinets and more.
How would you describe the indoor venue space, and what is the total square footage?
Ivey Cabin, features 2,500sf includes prep kitchen, 3 bathrooms, fireplace, outdoor fire pit.
Ivey Manor features 10,000sf of space. plus an additional outdoor 2,200sf timber frame cocktail area that blends into inside cocktail area (making for a total of 3,500sf of cocktail area). The main Sanctuary/Reception area, two bars, Spacious Bridal Suite, The Grooms Room, cocktail area, 2 bars, prep kitchen, 5 separate bathrooms.
How would you describe the outdoor venue spaces that are available, and how large are they?
Ivey Grand Pavilion is a covered open air, 6,000sf historic timber frame barn built in 1893, surrounded by nature, creeks, waterfall, covered bridge, lush landscaping including star jasmine. Covered outdoor 2,200sf timber frame cocktail area, with bar that blends into inside cocktail area in Ivey Manor, Includes a fire pit with access to grooms room, sanctuary, cocktail area and kitchen and both inside bars.
Booking & Availability
How far in advance should we book our wedding date?
We recommend as far out as possible, alhtough we welcome last minute opportunities.
How many events are booked per day?
We typically book only one event per day, although we can handle two.
What are your venue rental times?
Typical rentals are from 9am until midnight, on the day of your event, although can be flexible.
How do we secure our reservation date, and what is required for the deposit?
We offer several flexible plans that we can share with you. A 50% deposit payment will secure your event date.
Is the deposit refundable if we need to cancel?
Deposits are non-refundable.
Do you offer special discounts for weekday or off-season weddings?
Yes we do! Please give us a call to discuss special discounts available.
Can we schedule a few site visits for planning purposes?
Yes. By appointment only, and within reason.
Pricing, Payments & Policies
What’s included in the venue rental fee?
You get the Ivey property & venue(s) for the time agreed to, 160 white chairs, 200 clear ghost chairs, prep kitchen, a nice mix of high-top cocktail tables, 72" & 60" round tables, and 6ft & 8ft rectangular tables. Setup fee applies.
Can we bring in our own venders?
Yes, subject to a buyout fee.
Do you offer all-inclusive wedding packages?
Yes, we have multiple preferred professional vendors for catering, floral, photography, DJ, live music, bartending, security, linens, plateware, and more.
Are there any additional service, cleaning, or setup fees?
Yes, there is set up fee, alhtough cleaning is already included in the rental charge.
What forms of payment do you accept, and do you offer installment or payment plan options?
We accept credit cards, cash, and we can offer payment plans.
Do you charge any overtime or late-night fees?
Yes, if you need additional time,beyond your agreed to rental time, there is an hourly fee that will be discussed with you when you book your event date.
Capacity & Access
How many guests can the venue comfortably accommodate?
We can comfortably accommodate 200+/- guests and offer ample on-site parking.
For added convenience, the venue is also Uber and Lyft friendly for those who prefer to use ride-share services.
Is the venue wheelchair accessible (ADA compliant)?
Yes. Ivey Manor is fully wheelchair accessible and ADA compliant. We offer convenient access throughout the venue, including entryways, common areas, and restrooms, to ensure a comfortable and welcoming experience for all guests.
Vendors & Setup
Are outside commercial vendors allowed, or do you provide all-inclusive services?
We provide all inclusive event options. Our vendor list is available on request. We can also work with your vendors and accommodate food trucks as well.
Do you have a preferred vendor list?
Yes we do. You can request our preferred vendors list.
What time can vendors begin setting up?
These details will be planned with you in person, as it will be scheduled for your specific event date.
When must cleanup be completed?
Typically events are arranged to be finished and cleaned up by midnight, although we can be flexible.
Do you require specific certifications or insurance from vendors?
Yes. All vendors must be professionally licensed for their industry... For example, all bartender services must have a TABC Lic.
Décor & Styling
Can we bring our own flowers and decorations?
Yes.
What is your policy on décor such as candles, draping, sparklers, or confetti??
We are flexible to the desires of our clients, although a clean up charge may apply.
Top celebration items include: Sparklers, Bubbles Wands, Real Rose Pedals, Ribbon Wands, Glow Sticks, LED Foam Sticks, Dried Lavender, Rice, etc. We ask that you kindly refrain from any kind of confetti, as it's impossible to clean up 100%.
Do you offer any assistance with setup and teardown?
Yes, for a fee.
Do you offer additional décor items for rent?
Yes, through our parnter vendors.
Are we allowed to hang decorations from walls or ceilings?
Yes, although this will need to be discussed. We recommend that you use 3M Command Tabs, or similar product, so there is no damage to the property.
Food & Beverages
Can we bring our own alcohol?
No, our insurance does not allow for clients to bring their own.
Do you provide bartenders or beverage service?
Yes.
Is there a corkage or bar minimum fee?
No, alhtough bar specifics are discussed and agreed to during your event booking.
Can we bring our own caterer, or do you provide in-house catering?
We provide food services with our all-inclusive rentals, although we are also open to outside professional catering services and Food Trucks.
Rehearsals & Additional Events
Is a rehearsal included with our rental?
Yes, the day of event only unless you choose to buyout for the weekend.
Can we host our rehearsal dinner at the venue?
Yes.
Do you provide a day-of coordinator or onsite event assistance?
Yes, onsite event assistance. A day of coordinator is available for a fee.
Can we leave décor or personal items overnight?
We can talk about this, although it is not recommended.
When can the wedding party access the property on the day of the event?
Your event party may access the property beginning at 9AM on the big day!
Guest Experience
Are children permitted to attend?
Yes... absolutely!
Are pets welcome at the venue?
Yes, if coordinated with the venue in advance.
Are there nearby hotels or lodging options for guests?
Yes, we have group rates available for your guests at our partner hotels in the Tomball area, located just minutes from the venue.
